Property Market Slows as High Interest Rates Deter Buyers

New data from Zoopla indicates that the majority of residential properties listed in 2024 are still awaiting buyers, a trend largely attributed to elevated mortgage costs.

The UK housing market is showing signs of significant cooling, with new analysis revealing that 60% of homes listed for sale since the start of the year have yet to find a buyer. According to property portal Zoopla, the accumulation of unsold inventory highlights the growing difficulty vendors face in closing transactions.

Mortgage Costs Squeeze Demand

The primary driver behind this stagnation is the sustained high level of mortgage rates. With borrowing costs remaining elevated, many prospective homeowners are finding monthly repayments unaffordable, leading to a marked decrease in demand. Consequently, the rapid turnover seen in previous years has largely evaporated.

This shift in dynamics suggests that the market has tipped in favour of those able to purchase, as sellers are forced to adjust their expectations in the face of a sluggish pool of active buyers.
